Antigua
–National sportswear designer and marketer (Relationship since 2003)


The Challenge
– This client asked Kawa & Associates to provide tenant representation for its relocation and consolidation of operations from multiple buildings into one functional operation of approximately 90,000 square feet. The company had a history of successful operations, but it was experiencing credit issues, due to a leveraged buyout. This blip on the company’s record limited the number of interested landlords.


The Kawa Way
– Despite this company’s challenging credit situation, Kawa & Associates successfully negotiated a build-to-suit lease for 110,000 square feet that included 20,000 square feet of expansion space. The consolidation significantly reduced the company’s occupancy costs by overall lower rent, property taxes, insurance and utilities.

The Challenge
– Provide representation for the renewal, expansion and new leasing of office space; site selection and acquisition for new branch locations; and disposition of excess real estate by sale or sublease. We worked primarily in metropolitan Phoenix; Pinal County, including Tucson; Yuma; and Flagstaff.

Catalytica Energy Systems
– Environmental research and development company (Relationship since 2001)


The Challenge
– In fewer than six months, this client needed to be operational in a 40,000-square-foot corporate headquarters and research facility in the East Valley, a market, at the time, with few Class A opportunities. We were called in after other agents failed. We continued on to provide leasing and disposition services of excess real estate.


The Kawa Way – Because of our market knowledge and relationship with developers, we identified a build-to-suit opportunity for 42,500 square feet that was designed, but the permit had just lapsed. Within days, we successfully negotiated a lease with an option to purchase, and then we obtained the cooperation of the city, architect and contractor to perform within the designated schedule.
